Your mission

As a Transaction Manager at Manova, based in Prague, you will play a key role in our real estate investment operations across Central and Eastern Europe (CEE), with the largest focus on the Czech Republic and Poland. You will be responsible for leading the analysis, evaluation, and execution of real estate transactions across these key markets, with the potential to expand your involvement in other parts of the EMEA region. You will take ownership of transaction processes, coordinate internal and external stakeholders, and provide investment recommendations to senior management. Your financial expertise, commercial judgment, market insights, and ability to manage complex transaction processes will be instrumental in driving the success of our regional and international investment strategies.

Primary Coverage: Central and Eastern Europe (CEE) - Czech Republic, Slovakia, Poland, Hungary, Romania

Potential Coverage: Broader EMEA Region

Your key responsibilities will include:

  • Transaction Analysis & Execution: Lead the financial analysis, market research, and evaluation of potential real estate acquisitions, dispositions, and investment opportunities within CEE. Take ownership of transaction processes from initial assessment through due diligence, approval, negotiation, and closing. Prepare detailed analysis, recommendations, and transaction materials for senior management and stakeholders.

  • Market Research & Valuation: Maintain a strong understanding of local and regional real estate trends, economic conditions, pricing, yields, and regulatory environments across CEE. Evaluate market opportunities and provide insights that support investment decisions and the development of the investment pipeline.

  • Financial Modeling: Build, review, and maintain sophisticated financial models to forecast property performance, assess investment returns, evaluate acquisition pricing, financing structures, and exit scenarios, and assess the financial feasibility of real estate transactions within the CEE region, with potential for broader EMEA involvement.

  • Due Diligence: Lead and coordinate the due diligence process, working closely with internal teams and external partners, including brokers, legal counsel, tax advisors, technical consultants, lenders, and other relevant advisors. Review due diligence findings, identify key risks and opportunities, and ensure all necessary analyses and deliverables are completed accurately and efficiently.

  • Transaction Support: Lead the preparation of internal transaction documents, including investment committee memos, financial analyses, presentations, transaction summaries, checklists, and other materials required for investment approval and execution. Present key findings and recommendations to senior management and other relevant stakeholders.

  • Transaction Coordination: Manage the coordination and execution of various transaction-related activities, ensuring key milestones, deliverables, and deadlines are met. Act as a central point of contact for internal and external stakeholders, coordinate multiple workstreams, and ensure that transactions progress efficiently through to final execution and closing.
